A guest from the south! The cypress welcomes guests arriving from other climate zones who want to experience the special mixture of Mediterranean and Alpine environmental factors. It’s a conifer – and yet quite distinct in appearance from the other ones found in the surrounding forests. The cypress thrives in the warming rays of the summertime sun. As you will, too! It’s the perfect example of how best to enjoy your holidays here: awake, alert, and yet totally relaxed.
This vacation apartment was constructed in part from our private quarters in the ground floor. It boasts a comfortable entryway with sofa and tv, as well as an authentic tile furnace that we will be pleased to fire up for you in the colder months. The double-bed room with shower and separate WC and the additional bedroom with two single-beds and shower plus WC provide a maximum of comfort. From the spacious living room / kitchen with a southern exposure, you continue to the terrace, where you are afforded a splendid view of Warth Castle, Altenburg, and the Mariengarten Monastery.

All prices are per day and per apartment, and include final cleaning. The daily rates vary according to season and the number of occupants. Please ask us for an offer tailored to your specifications. And, of course, the museumobil Card guest card is included at no extra cost!

Terms & conditions
Prices
All prices are per day and person or per day and flat. Accommodation, bed linen, heating, water, gas and electricity, cleaning (including cleaning once flat has been vacated) and all fees and taxes are included in price, except the local tax. The amount of local tax is determined by the local deliberation of the community where the accommodation in force at the time of stay (now: Euro 2,50 per person and day over 14 years).
For a stay of less than a week, a surcharge will be charged. The prices include final cleaning.
Payment
You can pay in cash or by bank transfer. We would be happy to provide you with our banking details by e-mail. We accept cash payments up to an amount of EURO 1,999.00.
Arrival and departure
On your day of arrival the apartments are available for check-in at 14:00 hours (2:00 pm). Please check with us if you need an earlier check-in time. On your departure day we kindly ask you to free the apartment at 10:00 am (check-out time). Saturday is our preferred arrival and departure day.
Booking
Please take note: booking is confirmed upon payment of deposit (booking confirmation) and the sending of booking confirmation. Deposits will not be returned in case of cancellation. The following cancellation policies also apply:
Cancellation policies in accordance with Art. 1382 ZGB
There’s not provided a right to withdraw from the contract in accordance with the Italian consumer protection law (d.lgs. 206/2005) – yet we allow you to withdrawn from the contract under the following conditions: In the case of the unexpected causing after the booking you to forego your holiday, the following conditions apply: You can cancel up to 3 months before your set arrival date.
Only the deposit is retained. If you cancel between 3 months and 4 weeks before your set arrival date we will charge you 3 days of your holiday. If you cancel within the 4 weeks directly before your set arrival date, then 100% of the booking will be charged.
We reserve the right to charge for 100% of the stay in addition to retaining the deposit in cases of no-show. If you should cut short your stay we will charge for the days of holiday taken. An additional 100% of the agreed price for the days of holiday not taken will also be charged. Please let us know in good time if you have to cancel your holiday.
Holiday Cancellation Insurance
We recommend that you take out Red Rooster holiday cancellation insurance after booking your stay. This will cover cancellation charges, meaning that you can look forward to your holiday in a more carefree manner. Good morning with a healthy farmer’s Breakfast on the Leitnhof!
What we serve: hot coffee (as many as you like), aromatic herbal tea, fresh and homemade fruit juice, white or dark bread in all kind of shapes, always fresh and crunchy from our towns, many homemade fruit spreads and jams from our fruits and berries. In addition we sere butter, yoghurt, cheese, south tyrolean bacon and our son Ulrich’s microgreens. And also many other things of which we get a hold on.
We serve the breakfast year-round every day from 7:30 AM to 10:00 AM. You can choose to get a breakfast basket prepared for you or to enjoy your breakfast on our beautiful terrace in our garden.
Breakfast on request: 18,00 € per Person, children 5-14 years 10,00 €.
Our Philosophy: We serve just the freshest ingredients and products from our farm in south tyrol. On our farm we offer you fresh fruits and vegetables, herbs from aur herbal garden, various fruit spreads, fruit juices and syrup, eggs from chicken or quail, stewed or dried fruits, honey and nuts. We will gladly pamper you with our self-made pastries.
